How Much Does It Cost to Move Into a CopperBay Home?

One of the first questions people ask when they're ready to apply for a CopperBay home is: what does move-in actually cost? It's a fair question, and we believe in being upfront about it.

Application Fee $55 per adult applicant, non-refundable When you apply
Security deposit One month's rent if approved. One and a half months' rent if conditionally approved. Refundable under your lease and state law. Within 48 hours of signing your lease
Processing fee $250, non-refundable. Covers preparing your lease file. Separate from your deposit. Within 48 hours of signing your lease
First month's rent Your monthly rent, prorated if your lease starts mid-month. If you move in after the 25th, you'll also pay the next full month. At least 48 hours before your move-in date
Pet fee (one-time, per household) $300 for one pet, $500 for two, $650 for three. Non-refundable. At least 48 hours before your move-in date (or when approved, if you add a pet later)
Pet rent  $25 per pet, per month First month at least 48 hours before move-in, then with your rent
Renters insurance Set by your insurance company Proof required before you get your keys

Three simple steps

  1. Sign your lease within 24 hours of your approval.

  2. Pay your deposit and $250 processing fee within 48 hours of signing.

  3. Pay your first month's rent, prorated rent and pet charges at least 48 hours before you move in.

After that, rent is due on the 1st, and a 10% late fee applies if it isn't received by the 5th. Pay by check, money order or cashier's check, or by credit or debit card through the resident portal. Pay each item as a separate payment. Your lease's fee schedule lists all other charges.

Putting It All Together

Here's what a typical move-in looks like for a home at $1,500/month with one pet:

Application fee (1 applicant) $55
Security deposit $1,500
First month's rent $1,500
Processing fee $250
Pet fee (1 pet) $300
Total due before move-in $3,605

Plus ongoing: $25/month pet rent and $15–$30/month renter's insurance.
